Projects of houses from precast concrete panels: standard and individual
When building private housing, customers choose different materials and technologies: from bricks and beams, foam blocks and SIP panels. Many opt for houses made of precast concrete panels. We are talking about improved reinforced concrete wall modules made of 3 layers — along the edges of the w /w board, between them a powerful (150-400 mm) insulation layer (EPPS or mineral wool). Such sections are used to create the outer perimeter of the building and provide effective thermal insulation. They can also be installed inside buildings, but more often wall modules are installed for internal partitions in 1 (only w /w) or 2 (with the addition of insulation) layers. Using the new technology, panel houses are assembled according to the type of designer — from ready-made walls and floors, which already have planned door and window openings, recesses for electrical wiring, switches, sockets, and passages for communications. If a second floor or attic is provided, the house complex includes staircases, columns, etc. Depending on the choice of a typical or individual project, financial investments and time to adapt to the customer's wishes (or complete creation from scratch) vary.
Comparison of different types of developments
Specialized factories offer customers a lot of standard turnkey house designs made of reinforced concrete panels (https://kiiski-beton.ru/projects /) — to suit all tastes and requests. Nevertheless, there are customers who want to realize their own vision of the future of a cottage made of precast concrete slabs, and the manufacturer provides this opportunity. Each option has its own characteristics, positive and negative sides.
- Typical. The main advantages of such a project are an affordable budget for implementation, time savings and reliability — the option has been repeatedly implemented and tested in practice. Disadvantages — limited flexibility (redevelopment is not possible), may not be suitable for a specific site (adaptation to terrain, engineering conditions, orientation will be required). In addition, the specifics of the family are not taken into account here, i.e. the requests of low-mobility or elderly members, non-standard needs, professional pursuits, hobbies, etc.
- Individual. It is created for a specific site and owner, so maximum adaptation is made both to the tastes of the client (habits, layout, style) and to the specifics of the construction site (terrain, climate, communications, etc.). However, development can take from 1 to 2 months, and financial costs are higher, especially if specialized specialists are involved The client will have to actively cooperate with the architect, that is, spend a lot of extra time.
A ready-made solution is suitable for a standard flat area, with limited time and budget, and understandable engineering conditions.
